Where to Stay for Art Basel Miami 2026

DECEMBER 4 TO 6, 2026

Where to Stay
for Art Basel

The fair runs December 4 to 6 this year, with invitation-only previews on the 2nd and 3rd and satellite fairs from November 30. Rates across Miami Beach climb hard from Wednesday and the good rooms are committed by October. Here is how to pick a base, including the option most guides leave out.

The week, briefly

Art Basel Miami Beach

December 4 to 6 at the Miami Beach Convention Center, 1901 Convention Center Drive. Invitation-only preview days December 2 and 3.

Miami Art Week

November 30 through December 6. Satellite fairs spread across Miami Beach, Wynwood, Edgewater, Downtown and Coconut Grove.

Design Miami

Runs alongside the main fair, within walking distance of the Convention Center.

The practical consequence is geography. The Convention Center sits in South Beach between 17th and 21st. Most of the satellite programming is on the mainland. Where you sleep decides how much of the week you spend on a causeway.

Pick your base by what you came for

Mainly the main fair

South Beach, 5th to 23rd

Walking distance to the Convention Center, which during this week is worth more than anything else. The trade is road closures, noise until late, and the highest rates on the beach.

The fair, but you want to sleep

Mid-Beach and the Faena District

Ten minutes to the Convention Center outside peak, longer during. Quieter evenings, better restaurants that are not fully booked, and you can still be at the fair in the morning.

Satellites and galleries

Wynwood, the Design District, Edgewater

Closer to the mainland fairs and the gallery programming, and meaningfully cheaper. You will drive to the beach, which during Basel week is a real cost.

In the city, out of the crush

South of Fifth

Below the fair and below most of the closures. Walkable to the best dinner in the neighborhood and a short ride up Collins. This is where I would stay. More on South of Fifth.

Flying in and out fast

Brickell or Downtown

Closest to the airport, quick to the Edgewater fairs, and the least atmospheric of the options. Fine for two nights, less so for a week.

Hotels

The short list, and what each is actually like during this particular week.

Faena Miami Beach

The most design-forward of the group and the one most embedded in the art world week. Expect to be in the middle of it rather than away from it.

1 Hotel South Beach

Beach access, a calmer register, and large rooms by South Beach standards.

The Setai

Formal, quiet, and the most composed option on Collins. Good if you want the week to end when you get back to the room.

The Miami Beach EDITION

Mid-Beach, strong bar programming, and far enough north to feel separate without being inconvenient.

Soho Beach House

Members club with rooms, on Collins in Mid-Beach, and one of the busier social anchors of the week. They typically run a tent on the sand with nightly parties and DJs through Art Week. Worth knowing it is membership-based, so this works if you are a member or staying with one.

The Shelborne by Proper

An Art Deco building on Collins at 18th, reopened in 2025 after a long renovation. Well placed for the Convention Center and art-forward in a way that suits the week.

St. Regis Bal Harbour

The furthest from the fair and the calmest. A 25 minute drive that becomes considerably longer at peak, so this suits people attending selectively.

Book in October. By November the rates are punitive and what remains is usually what nobody else wanted.

One thing worth planning around: the beach itself becomes part of the programming. Faena has a long history of commissioning large public installations on the sand through Faena Art, free and open to anyone, and the Shelborne has run its own art programming during the week. If you are staying anywhere along that stretch of Collins, you can walk to a good deal of it.

If you are staying longer than the week

A good number of people come for Basel and find they want more of the winter than three nights. If that is you, a residence makes more sense than a hotel room. It is not, however, something you arrange for a few days.

Miami Beach restricts rentals shorter than six months and a day across much of the city, and most condo associations impose their own minimum on top. Those are two separate rules and the building’s rule wins. So for Basel week itself, book a hotel. For a stay measured in months, these are the buildings that permit it.

The list is short and specific rather than something you find by searching harder.

1 Hotel South BeachOceanfront on Collins, residences operating alongside the hotel.
Roney PalaceOceanfront in the middle of South Beach, and among the more flexible on shorter stays.
The Miami Beach EDITIONMid-Beach, hotel-managed, with the residences on the hotel’s service model.
The SetaiCollins at 20th Street, with the residential tower separate from the historic building.
Yacht Club at PortofinoBayfront in South of Fifth with marina access, and the one option here not attached to a hotel.

For a few months you get a kitchen, a living room, and a building that works like a home rather than a hotel corridor. If you are weighing the season rather than the week, start the conversation in October. The good inventory is committed well before December.

How short-term rentals actually work in Miami Beach

Things worth knowing

Book by October

Not November. The gap between those two months is the difference between choosing and taking what is left.

The causeways

MacArthur and Julia Tuttle both back up badly from Wednesday onward. Budget 45 minutes for a trip that normally takes 15, and more on Saturday evening.

Do not drive to the Convention Center

Parking nearby is scarce and slow to exit. Walk if you can, or get dropped and walk the last few blocks.

Rideshare pricing

Surge is severe Thursday through Saturday night. If you have a dinner that matters, arrange the car rather than hoping.

Restaurant bookings

The ones you have heard of are gone by early November. Ask someone local in October rather than trying your luck in December.

Jack Mintz, real estate agent in Miami Beach

About Jack

Jack Mintz is a real estate agent with Compass, based at 1212 Lincoln Road in Miami Beach. He works across Miami Beach, Brickell, Coral Gables, Coconut Grove, Bal Harbour and Edgewater.

A good number of people decide during Basel week that they want to be here properly. If that turns out to be you, the conversation is easier in December while it is fresh than in January once you are home.

Common questions

Where should I stay for Art Basel Miami?

It depends what you came for. South Beach between 5th and 23rd puts you walking distance from the Convention Center. Mid-Beach and the Faena District are quieter and still close. Wynwood, the Design District and Edgewater are better for the satellite fairs and cheaper. South of Fifth keeps you below most of the closures.

When is Art Basel Miami Beach 2026?

December 4 to 6 at the Miami Beach Convention Center, with invitation-only previews on December 2 and 3. Miami Art Week runs November 30 through December 6.

Can I rent an apartment for Art Basel week?

Generally no. Miami Beach restricts rentals shorter than six months and a day across much of the city, and most buildings set their own minimum on top. For Basel week itself, book a hotel.

When should I book for Art Basel?

October. By November the rates are punitive and what remains is usually what nobody else wanted.
