The Miami Summer Real Estate Market: A Window for Buyers
The 2026 market has rebalanced. Inventory is up across Miami-Dade, homes are taking longer to sell, and prices have settled after years of sharp gains. None of that is a crash. It is a healthier market where well-priced homes still move and buyers finally have room to think.
Summer makes that even truer. Competition thins out, sellers grow more flexible, and a patient buyer can negotiate terms that were not on the table eighteen months ago. The exception is the very top, where ultra-high-end waterfront and branded residences run on their own clock, largely cash, and barely touched by rates.
As always, the average hides the truth. Brickell, the Beach, the Grove, and Coral Gables are each moving differently. The number that matters is the one for your block, your building, your price point.
New Development: Villa Miami in Edgewater

Edgewater’s bayfront keeps producing Miami’s most interesting towers, and Villa Miami may be the most talked about. It is a 56-story tower of about 650 feet on Biscayne Bay from Terra and One Thousand Group, with roughly 70 half-floor and full-floor residences and a cast-bronze exoskeleton you can already pick out on the skyline.
The real story is the hospitality. This is Major Food Group‘s first branded residential building, so the team behind Carbone and Torrisi runs the dining, the service, and a three-level private club called The Copper Club, with a kitchen in every residence designed by Mario Carbone and interiors by Vicky Charles. Completion is targeted for 2027.

The City: Miami’s World Cup Finishes Big
The tournament is in its final stretch and Miami drew the matches that matter. Hard Rock Stadium hosted a Quarterfinal on July 11 and the Bronze Final on July 18, closing out seven matches and close to a million visitors over five weeks. The final itself was July 19 in New Jersey, but the energy, and the spotlight on Miami, ran all month.
