Miami Real Estate Brief — June 2026

A monthly read on the Miami real estate market, new development, and the city worth knowing about. Here is my June 2026 update on where prices, inventory, and buyers stand.

The Miami Real Estate Market: Selective, Not Soft

The broad narrative about cooling markets does not apply here uniformly. Well-priced product moves. Overpriced product sits. That gap is actually good news for buyers who have been waiting.

A few numbers that frame the moment: the Miami Beach median sat around $1.8M, homes averaged roughly 47 days on market, and year-over-year prices were still up about 12 percent. Cash dominates above $3M. Below that, financed buyers are back with creative structures, and international demand stays strong, particularly from Latin America and Europe. The World Cup is not hurting any of this.

New Development: Nobu Residences at 619 Brickell

Nobu Hospitality’s first residence in Miami is taking shape at 619 Brickell. The 75-story Foster + Partners tower rises over Biscayne Bay with around 300 residences and more than 90,000 square feet of amenities.

The centerpiece is a wellness and longevity program: cryotherapy, hyperbaric oxygen, IV and peptide therapy, an 86-foot sunset pool, and padel courts, anchored by a ground-floor Nobu restaurant and a residents-only Nobu upstairs.

The Delano Is Back: Gigi Rigolatto and Gaia

The Delano Miami Beach

The Delano is open again after a long closure, and the redo was done with restraint. Its big arrival is Gigi Rigolatto, the Paris Society restaurant that takes over the ground floor, pool, and beach. Coastal Italian, easy glamour, exactly the energy the building was built for.

Gaia restaurant, South of Fifth

Gaia is a separate story. The Dubai favorite made its U.S. debut in South of Fifth this spring, with a dramatic Ice Market seafood display and a whitewashed Cycladic room the whole neighborhood is talking about. Worth the reservation, so book ahead.

The World Cup Comes to Miami

Miami is a FIFA host city. Hard Rock Stadium ran seven matches from June 15 through July 18, including Brazil, Portugal, Colombia, and Uruguay in the group stage, a Round of 32, a Quarterfinal, and the Bronze Final. Close to a million visitors over six weeks, with the city fully switched on.
