September is when Miami switches back on. Families are settled, the calendar fills, and the people who spent the summer thinking about a move start actually making one. Below: two collections I just put together, Pagani going vertical on the bay, and the last month of Miami Spice.

Pagani goes
vertical on the bay.

The hypercar maker has put its name on exactly one residential building in the world, and it is at 7940 West Drive in North Bay Village. Pagani Residences broke ground in May and is now under construction, a 30-story waterfront tower developed by Riviera Horizons in collaboration with Horacio Pagani and Pagani Arte, with architecture by Revuelta.

There are 70 residences, all corner units, four per floor. Two to four bedrooms across 2,000 to 3,300-plus square feet, terraces from 800 to 1,040 square feet, 11-foot ceilings, and a private elevator opening directly into each home. Italian Schiffini kitchens, Gaggenau throughout, and a custom Pagani chevron floor if you want it. Amenities run across three levels, including a private marina with boat slips, a 240-foot boardwalk on Biscayne Bay, a wellness floor on 29, and a rooftop pool deck. Pricing starts at $3.7 million, with delivery in Q4 2028.

The wider story is North Bay Village itself. Between Pagani, Continuum Club, and everything else in that pipeline, a low-rise island city between Miami and the Beach is being repriced in real time. If you own there, that is worth paying attention to.

Last call for
Miami Spice.

Miami Spice runs through September 30, which makes this the final month of its 25th year. Three-course menus at $40 for lunch and brunch, $50 or $65 at dinner, and a new Reserve tier from $95. The last few weeks are always the busiest, so the good tables go early. Four I would book.

The Dolphins open at home on Sunday, September 27 against Kansas City, a 1:00 kickoff at Hard Rock Stadium. The first two are on the road, so this is the first real Sunday of the fall here.
