CALIFORNIA TO SOUTH FLORIDA
Sacramento is a quieter source of Miami relocation than Los Angeles, but a consistent one, and the buyers are different. More state and healthcare professionals, more people who have owned the same house for a long time, and more sensitivity to the price jump. That last point deserves an honest conversation up front.
California’s top marginal income tax rate is 13.3%, plus an uncapped 1.1% payroll tax bringing the all-in top rate to roughly 14.4%. Florida has none.
For a Sacramento household in the 9.3% bracket rather than the top one, the annual saving is real but smaller than the headline suggests. Do the arithmetic on your actual bracket before you let the tax argument carry the decision, and speak to a CPA rather than to me. I sell real estate.
Where it matters most: if you are selling a business, exercising options, or realizing a large capital gain, California taxes gains as ordinary income with no preferential rate. Timing that event relative to a residency change is a conversation worth having early.

If you have owned in Sacramento for a decade or more, Proposition 13 has been very good to you. Your assessment is capped near your original purchase price with 2% annual increases, and your tax bill probably bears little relation to what your house is now worth.
That basis does not travel. Florida resets at market value on purchase.
What you get instead is the Homestead Exemption, which removes $51,411 of assessed value for 2026, and the Save Our Homes cap limiting annual assessment increases to 3% or CPI, whichever is lower. Florida’s statewide effective rate is around 0.86%, with Miami-Dade higher.
Also on the horizon: CS/HJR 1F goes to Florida voters November 3, 2026. If it passes with 60% approval, the homestead exemption rises to $150,000 in 2027 and $250,000 in 2028.
The most useful question I get asked is not about price. It is “what is the Miami version of my neighborhood.” Here is my honest answer for Sacramento.
Mature trees, architectural consistency, walkable to a real village, strong schools. The closest match in Miami and the one most Sacramento buyers gravitate to.
Wynwood or Edgewater
Denser, younger, more restaurants than sense. Edgewater adds the bay and newer towers; Wynwood is louder.
Pinecrest, Palmetto Bay, or Weston
Larger lots, family-oriented, good public schools, further from the center. This is where the space-per-dollar comparison is least painful.
Green, quiet, a bit bohemian, and close to water. The Grove has more canopy than anywhere else in Miami.
High-rise, walkable, dense. A genuine change of life if you have only lived in single-family Sacramento.
This is the part I want to be straightforward about, because Sacramento buyers feel it more sharply than Los Angeles ones.
Sacramento’s median home price is meaningfully below Miami’s at the levels most relocating buyers shop. If you are selling a comfortable East Sacramento house and expecting an equivalent Miami property for the same money, the numbers will not work the way you hope, particularly anywhere near the water.
What does work: moving slightly inland or south. Pinecrest, Palmetto Bay, and Coral Gables outside the historic core give you space and schools at prices that make sense against a Sacramento sale. The waterfront premium in Miami is steep and specific, and stepping back from it changes the math entirely.
I would rather tell you this before you fly out than after.
Humidity. Sacramento summers are hot, but dry. Miami’s July through September is a different experience and the adjustment is real.
Hurricane season. June through November, with insurance costs to match. Homeowners and flood coverage here runs well above California norms.
Condo assessments. After the 2021 Surfside collapse, Florida tightened structural reserve requirements. Older buildings are facing large special assessments. Any building over thirty years old requires reading the milestone inspection and reserve study before you offer.
No mountains, no Tahoe. There is no weekend equivalent. The water replaces it, but it is not the same thing and some people never adjust.
Distance from family. Sacramento to Miami is a full travel day with a connection more often than not. That matters more than people expect.
SMF has no consistent nonstop to MIA. Expect a connection through Dallas, Phoenix, or Charlotte, and a full travel day each way.
Three hours ahead of Sacramento.
Required within 30 days of establishing Florida residency.
File with the Miami-Dade Property Appraiser by March 1 following occupancy. Missing it costs a full year.
If schools are driving the move, look at Pinecrest, Palmetto Bay, and Coral Gables first. Public school quality varies more sharply by neighborhood here than in the Sacramento suburbs.
