South of Fifth:
Miami Beach’s Finest Address
Ten blocks. Zero compromise. The southern tip of Miami Beach where the most iconic buildings, the best restaurants in South Florida, and a rare sense of calm all exist in the same place.
South of Fifth Miami Beach is not South Beach. That distinction matters more than most people realize before they move here. The moment you cross 5th Street heading south, the energy shifts. The streets are wider, the trees are older, the buildings are set back from the ocean, and the people walking dogs at 7am are residents, not tourists.
This is where Miami Beach’s most discerning buyers have consistently chosen to put down roots. Not because it’s the most talked-about neighborhood, but because it’s the best one. There is a difference.
What follows is an honest breakdown of the buildings, the dining scene, and what it actually feels like to live here — from someone who spends a significant amount of time in this neighborhood and sells real estate here.
The Buildings
South of Fifth has a relatively small number of residential buildings compared to the rest of Miami Beach, which is precisely why values hold. Each building has its own character, but all of them share the same fundamental advantage: direct proximity to the ocean, South Pointe Park, and the dining corridor that runs along Washington and Ocean Drive south of 5th.
The Restaurants
No neighborhood in Miami Beach eats better than South of Fifth Miami Beach. More legitimate destination restaurants per block than anywhere else in the city. Here is every place worth knowing.
A century-old Miami Beach institution and the most iconic restaurant in South Florida. Joe’s Stone Crab is not just a meal — it’s a ritual. The stone crabs, the mustard sauce, the hash browns, the key lime pie. If you live in South of Fifth Miami Beach and have never had a table at Joe’s during season, fix that immediately. Reservations are notoriously hard to come by. Walk in at the bar and embrace the wait.
The world-famous Italian-American institution that turned a Miami Beach arrival into a global event. One of the hardest reservations in the city. The spicy rigatoni vodka, the veal parmesan, the tableside Caesar. The room alone is worth the effort it takes to get in.
South of Fifth’s most energetic dining room. Serious wagyu and dry-aged cuts alongside an atmosphere that makes a Tuesday feel like a Saturday. The crowd is a who’s-who of Miami Beach regulars. Go late, dress well.
Estiatorio Milos is the definitive Greek seafood experience in South Florida. The fish is flown in daily, displayed on ice, priced by the pound. The simplicity of the cooking is the point. Grilled branzino, fresh octopus, the legendary zucchini chips. One of the finest restaurants in Miami Beach by any measure.
Acclaimed Tuscan-inspired fine dining and a SoFi staple. Quieter and more intimate than its neighbors. The housemade pasta, the branzino, and the wine list are all exceptional. Rewards repeat visits.
A newer addition that has quickly earned its place among SoFi’s essential tables. Refined Greek Mediterranean cooking, quality ingredients, and a room that feels genuinely special. The mezze and grilled fish are both outstanding.
South of Fifth’s Israeli Mediterranean gem. Tel Aviv energy, mezze, grilled meats, and fresh ingredients done with real care. The hummus, the lamb, and the whole-roasted cauliflower are all worth ordering. A warm room full of locals.
A South of Fifth anchor that delivers on both the Italian kitchen and the steakhouse side. The kind of place you bring clients, parents, and first dates with equal confidence. Excellent pasta, serious steaks, genuine warmth.
The neighborhood bar every great neighborhood needs. Where SoFi residents actually go on a Wednesday night. Cold beer, good food, a room full of locals. Essential to what makes South of Fifth feel like a real neighborhood.
Casual, honest, and reliably good. Lobster rolls, fresh catches, relaxed atmosphere. Feels more Maine coast than Miami, which is exactly the point. A counterweight to the formality of the rest of the SoFi dining scene.

What It Actually Feels Like to Live Here
South of Fifth is one of the few places in Miami where you can walk everywhere that matters. South Pointe Park is at the end of the block. The beach is a two-minute walk from most buildings. Joe’s Stone Crab, Carbone, and Milos are all within a ten-minute walk of each other. The Government Cut channel runs along the southern edge of the neighborhood and you can watch cruise ships pass from the park in the early morning.
The neighborhood attracts a specific type of buyer: people who have been to Miami enough times to know exactly what they want, and have decided that this is it. The international buyer profile is strong — Brazilian, European, South American, and domestic buyers from New York and California who want an oceanfront address without the chaos of the main South Beach strip.
Families live here. So do single professionals, retirees, and second-home buyers who show up for Art Basel and spend the rest of the year counting the days until they’re back. The common thread is that everyone in South of Fifth made a deliberate choice to be here, and that self-selection creates a particular quality of neighborhood life that’s rare in a city as transient as Miami Beach.
The Market
South of Fifth is one of the most resilient sub-markets in all of Miami. Values here don’t swing the way other parts of the city do because the supply is genuinely constrained — there are only so many buildings, and new development opportunities are essentially nonexistent. When inventory tightens, prices move quickly.
Entry-level condos in the neighborhood start in the low millions for smaller units in buildings like Ocean House and Murano Grande. The upper end of the market, particularly at Apogee and Continuum penthouses, runs well into the tens of millions. The rental market is equally strong, with monthly rents ranging from around $6,000 for a two-bedroom to $60,000 or more for a full-floor penthouse during season.
If you’re considering a purchase in South of Fifth, the honest advice is to move when something presents itself rather than waiting for a better opportunity. Inventory is thin by design, and the properties that represent genuine value don’t stay available for long.
