MIAMI

Renting in
Brickell

Brickell is the only part of Miami where you can genuinely live without a car, and it has the deepest rental market in the city. That changes how you should approach it.

What renting in Brickell is actually like

Miami’s financial district and its densest residential neighborhood, running south of the river along Brickell Avenue. Brickell City Centre anchors the middle of it, and the surrounding blocks are walkable in a way nowhere else in Miami is.

The rental stock is large and varied, from older towers on the avenue through to the newer buildings around the City Centre. Amenity programmes are competitive because the buildings compete directly for the same tenants.

It suits people who work in the area and want city living: walkable, no car needed, and everything within a few blocks.

Six months is the floor

Almost every building in Brickell carries a minimum lease of six months, and the city separately restricts rentals shorter than six months and a day across much of Miami Beach. Those are two different rules and the building’s own rule is usually the one that binds.

If you want a few weeks, you want a hotel. No amount of searching produces a one month rental in most of these buildings.

A short list of Miami Beach buildings does permit shorter stays. That list is here.

Season or annual

Overwhelmingly annual. This is a working neighborhood with a professional tenant base, and the market behaves accordingly: steady supply, twelve month leases, genuine choice at most price points.

It is the easiest market in this list to rent in, and the one where being decisive matters least.

What people get wrong

Renting into a building with amenities under construction

This is the one nobody thinks to ask about. You sign a year for the pool, the gym and the service, then find the building is mid-project and all of it is closed for eight months of your lease. Plenty of buildings are doing structural and amenity work right now. Ask what is under way and when it finishes, in writing, before you sign.

Choosing by building rather than by block

Brickell varies more street to street than the skyline suggests. Proximity to the City Centre, to the river and to the Metromover changes daily life substantially.

Assuming newer is better

Some of the older towers have larger floor plates and better layouts than recent buildings at the same rent.

Not checking what is going up next door

It is a dense neighborhood that is still building. Find out what is under construction beside a unit before you sign a year.

What it costs you to use me

Nothing. In most Miami rentals the landlord pays the agent, and I only share listings where that is the case. Nothing I send you carries a fee to you, and you do not need to ask about it or check for it. More on how that works.

Common questions

Can you live in Brickell without a car?

Yes. It is the only part of Miami where that is genuinely true. Brickell City Centre, the Metromover and the density of restaurants and gyms mean most people walk.

Is Brickell mostly annual rentals?

Overwhelmingly. It is a working neighborhood with a professional tenant base, so twelve month leases are the norm and there is real choice at most price points.

Is there a minimum lease?

Almost always six months. Miami Beach restricts rentals shorter than six months and a day across much of the city, and most condo associations set their own minimum on top of that. The building’s rule is usually the one that binds.

Are there hidden fees when renting a unit in Miami?

There should not be. In most Miami rentals the landlord pays the agent, and I only share listings where that is the case, so nothing I send you carries a fee to you. Separately, expect an association application fee, which is normal and paid to the building rather than to an agent.

How long does association approval take?

Anywhere from a few days to a few weeks depending on the building. Build it into your timing rather than assuming you can move in the week you sign.

Can I rent furnished?

Often yes, particularly on seasonal terms. Short-term inventory here is usually turnkey. For annual leases it varies by unit, so say up front if furnished matters.
