MIAMI

Renting in
Edgewater

Edgewater is the most straightforward rental market in this group: newer buildings, bay views, and a stock largely built with renters in mind.

What renting in Edgewater is actually like

A stretch of Biscayne Bay waterfront between downtown and the Design District, remade over the last decade by a run of new towers. Margaret Pace Park gives it real open space on the water, which most of the mainland lacks.

Because so much of the inventory is recent, the buildings are modern, the systems work and the amenity programmes are current. That is a meaningful advantage over older stock on the Beach.

It suits people who want proximity to the Design District and quick access to the highways, and who would rather put their money into a newer building with amenities than into a Beach address. Pound for pound it is the most building you can rent for the money in this list.

Six months is the floor

Almost every building in Edgewater carries a minimum lease of six months, and the city separately restricts rentals shorter than six months and a day across much of Miami Beach. Those are two different rules and the building’s own rule is usually the one that binds.

If you want a few weeks, you want a hotel. No amount of searching produces a one month rental in most of these buildings.

A short list of Miami Beach buildings does permit shorter stays. That list is here.

Season or annual

Predominantly annual. Edgewater is where people live rather than winter, and the market behaves like a normal urban one: twelve month leases, steady turnover, reasonable availability.

It is one of the easier places in this list to rent without a long search.

What people get wrong

Renting into a building with amenities under construction

This is the one nobody thinks to ask about. You sign a year for the pool, the gym and the service, then find the building is mid-project and all of it is closed for eight months of your lease. Plenty of buildings are doing structural and amenity work right now. Ask what is under way and when it finishes, in writing, before you sign.

Assuming the new towers are equivalent

They are not. Layout efficiency, ceiling height, which line gets the bay and how the building is managed vary considerably between buildings that look alike from the street.

Trusting the district name

Some blocks are finished and some are not. Walk the specific block.

Forgetting the causeway

Getting to the Beach means a bridge, and at peak that is a real consideration if you expect to cross daily.

What it costs you to use me

Nothing. In most Miami rentals the landlord pays the agent, and I only share listings where that is the case. Nothing I send you carries a fee to you, and you do not need to ask about it or check for it. More on how that works.

Common questions

Is Edgewater good for renters?

It is one of the easiest markets in Miami to rent in. The stock is newer, the market is predominantly annual, and availability is steadier than on the Beach.

How far is Edgewater from the Design District and Brickell?

Roughly five minutes to the Design District and ten to Brickell, with quick highway access. That combination is most of why people choose it.

Is there a minimum lease?

Almost always six months. Miami Beach restricts rentals shorter than six months and a day across much of the city, and most condo associations set their own minimum on top of that. The building’s rule is usually the one that binds.

Are there hidden fees when renting a unit in Miami?

There should not be. In most Miami rentals the landlord pays the agent, and I only share listings where that is the case, so nothing I send you carries a fee to you. Separately, expect an association application fee, which is normal and paid to the building rather than to an agent.

How long does association approval take?

Anywhere from a few days to a few weeks depending on the building. Build it into your timing rather than assuming you can move in the week you sign.

Can I rent furnished?

Often yes, particularly on seasonal terms. Short-term inventory here is usually turnkey. For annual leases it varies by unit, so say up front if furnished matters.
